BIM LEVEL OF DEVELOPMENT (LOD)

Level of Development (LOD) in BIM defines the degree of completeness, reliability, and detail of a model element at various stages of a project.
It helps project teams understand how much information a BIM element contains and how it can be used for design, construction, and facility management.

Each LOD represents a specific stage of model accuracy and data richness, ensuring that all stakeholders share the same expectations regarding model content and usability.


LOD 100 – PRE-DESIGN

  • The element is represented graphically as a symbol or mass without precise geometry.
  • Used for conceptual design and early project studies.
  • Quantities, size, shape, and location are approximate.

LOD 200 – Schematic DESIGN

  • The element is modeled with approximate geometry and generic information.
  • Represents the general shape, size, and location.
  • Used for design development and early coordination.
  • Information may include system type or approximate quantities.

LOD 300 – DESIGN DEVELOPMENT

  • The element has accurate geometry and location.
  • Suitable for coordination, clash detection, and documentation.
  • Quantities, dimensions, and positions are precise.
  • Typically used for construction drawings and permit documentation.

LOD 350 – Construction Documentation

  • The element includes interfaces and connections with other building components.
  • Used to coordinate structural, mechanical, and architectural systems.
  • Allows for more accurate construction sequencing and installation planning.

LOD 400 – CONSTRUCTION STAGE

  • The element is modeled as it will be fabricated and installed.
  • Contains detailed geometry, material specifications, and production data.
  • Used by contractors and manufacturers for prefabrication and on-site construction.

LOD 500 – As-Built

  • Represents the final, constructed condition of the element.
  • Geometry and data match the actual built asset.
  • Used for facility management and maintenance.
